This page contains important information about renting a home in the beautiful Lake Naomi -Timber Trails and Pinecrest Lake communities. Seasonal Rental Periods: You will note on each home’s page fees divided by Summer, Winter, and Off-Season rates.
- Summer: Typically begins with the third weekend of June through Labor Day but follows the 10 weeks of summer preceding Labor Day and coinciding with the Lake Naomi Club summer season schedule.
- Winter: Typically Mid-December thru mid-March
- Off-Season: Typically mid-March thru the third weekend of June, and after Labor Day thru mid-December, except holidays which may have a higher rental fee.
Rental Information:
ALL RENTALS ARE NON-SMOKING.
PETS ARE NOT ALLOWED OR PERMITED ON THE PREMISES UNLESS OTHERWISE NOTED AND APPROVED BY THE HOME OWNER IN THE FULLY EXECUTED RENTAL AGREEMENT.
Check In: 4:00 PM Check Out: 11:00 AM for the summer season. (Shoulder-season and winter check-in and check-out times may be altered per owner written approval.)
Occupancy: Rental homes are subject to maximum occupancy per the Tobyhanna Township Rental Ordinance. Rental properties may not be occupied by more than the number listed on the rental contract.
Payment: **50% of the total amount (less security deposit and cleaning fee) is due upon signing the lease. The entire balance is due 60 days prior to arrival.
Forms of payment:
- Certified check, money order or personal check: For last minute reservations, only payment in full in the form of money orders or certified bank check will be accepted.
- Credit Card: **SUBJECT TO A 3% PROCESSING FEE**
- EARNNEST APP payments: Please contact our rental coordinator for your personal link.
Minimum Age of Lessee: Rental agreements will only be entered into with persons 25 years of age or older. Proof of age may be required upon check in.
State & Local Sales, Use & Hotel Occupancy Taxes: All short term rental leases less than 31 days are subject to a 6% state sales tax and a 3% county hotel tax.
Security Deposit & Cleaning Fee: In addition to the rental rate of the home, you will also pay a refundable security deposit ($350 – $750 depending on the home), and a mandatory cleaning fee ($165 – $285 depending on the home’s size). When necessary, the security deposit will be used to cover any damages, additional cleaning fees, maintenance calls for issues caused by the lessee and guests, and any other fees caused during your stay. Unused security deposits will be returned within 30 days after departure.
Code of Conduct: Please note that, during your stay, your entire group is subject to all local and community rules, regulations, ordinances and laws. Any community regulations that are broken during your stay and result in fines being levied against the property will be deducted from your security deposit.
Cancellation Policy: In the event of cancellation, all monies paid on deposit are non-refundable unless lease is replaced at no loss to the owner. In the event of default, Lessee agrees to be liable for any and all collection, legal fees and court costs and expenses incurred in the collection of rent or reimbursement of damages.
Trip Insurance: We recommend for your protection, that you research and obtain trip insurance from a reputable insurance agent. Contact your insurance agent or shop on-line for quotes and coverage.
Wood Burning Fireplaces and Fire Pits: Homes with wood burning fireplaces and fire pits are not provided with firewood. Please contact your Agent if you need assistance in securing firewood during your stay. Any firewood located on property is not for tenant use unless noted in writing in the executed rental agreement.
Linens: Bed linens and bath towels are NOT provided in the rental homes. For your convenience, https://www.poconolinens.com is a local linen rental service provider where you can order linens online.
Consumables: Consumables such as paper products, soaps, detergents, and so forth, are the responsibility of the renter. Please be mindful of our delicate septic systems and flush only human waste and toilet tissue; no wipes, diapers, paper towels, feminine products, or foreign objects.
Community Amenities and Lake Naomi Club Temporary Membership: To access the activities and amenities of the Lake Naomi Club during your stay, an optional Temporary Family Membership fee applies. See Lake Naomi Club Temporary Membership under Vacation Rental menu for further details on how to secure your Temporary Membership through the Lake Naomi Club.
Community Amenities and Pinecrest Lake Golf and Country Club Temporary Membership: Temporary Membership Pine Crest Lake Golf and Country Club is required of all rentals in the Pinecrest Communities during the months of May through October regardless of intent to use the amenities.
