This page contains important information about renting a home in the beautiful Lake Naomi -Timber Trails and Pinecrest Lake communities. With many beautiful homes, we can help find you the perfect home that will fit your family’s needs during your stay for any season’s vacation plans!
Seasonal Rental Periods:
You will note on each home’s page fees divided by Summer, Winter, and Off-Season rates.
Summer: Typically begins with the third weekend of June through Labor Day but follows the 10 weeks of summer preceding Labor Day and the Lake Naomi Club summer season schedule.
* (Summer 2018 runs from June 23 – Sept. 3)
Winter: Typically Mid-December thru mid-March
Off-Season: Typically mid-March thru the third weekend of June, and after Labor Day thru mid-December, excepting holidays which may have a higher rental fee.
Rental Information:
Summer rentals run from Saturday to Saturday from the fourth weekend of June thru Labor Day. However, homeowners will usually consider last minute partial week rentals a couple weeks out if the home hasn’t already been booked.
* ALL Rentals are NON-SMOKING, and PETS are NOT ALLOWED or permitted on the premises unless otherwise noted and approved by homeowner. *
Check In: 4:00 PM Check Out: 11:00 AM for the summer season.
(Off-season and winter check-in and check-out times may be altered per owner written approval.)
Occupancy: Rental homes may not be occupied by more than the number listed on the rental contract.
Linens: Bed linens and bath towels are NOT provided in the rental homes. For your convenience, Pocono Cleaning and Linen Service is a local linen rental service provider where you can order linens online, Additionally linen rental can be ordered through Alyson Potts Cleaning via telephone at (570) 972-1788 or Simply the Best Cleaning via telephone at (570) 619-4163.
Payment: **50% of the total amount is due upon signing the lease, which includes security and cleaning deposits. The entire balance is due 60 days prior to arrival by certified check, money order or personal check. For last minute reservations, only payment in full in the form of money orders or certified bank check will be accepted.
Rental agreements will only be entered in to with persons 25 or older proof of age may be required upon check in.
Homes with wood burning fireplaces are not provided firewood. Please contact your Agent if you need assistance in securing firewood during your stay. Any firewood located on property is not for tenant use unless noted in writing in the executed rental agreement.
State & Local Sales, Use & Hotel Occupancy Taxes: All short term rental leases less than 31 days are subject to a 6% state sales tax and a 3% county hotel tax.
Security Deposit & Cleaning Fee: In addition to the rental rate of the home, you will also pay a refundable security deposit ($350 – $750 depending on the home), and a mandatory cleaning fee ($85 – $150 depending on the home’s size). When necessary, the security deposit will be used to cover any damages, additional cleaning fees, and any other fees caused during your stay. Additionally please note that during your stay your group is subject to all local and community rules, regulations, ordinances and laws. Any community regulations that are broken during your stay and result in fines being levied against the property due to your groups actions will be deducted from your security deposit. Security deposit will be returned within 30 days after departure.
Cancellation Policy: In the event of cancellation, all monies paid on deposit are non-refundable unless lease is replaced at no cost to the owner. In the event of default, Lessee agrees to be liable for any and all collection, legal fees and court costs and expenses incurred in the collection of rent or reimbursement of damages.
Trip Insurance: We recommend for your protection, that you research and obtain trip insurance from a reputable insurance agent. Contact your insurance agent or shop on-line for quotes and coverage.
